Planning a Kitchen Remodel in a Split-Level House

Split-level houses have a reputation for dated kitchens, and it is mostly deserved. The layouts were drawn for a different era of cooking, the rooms are narrow, and the stair takes a slice out of the main floor that no amount of new cabinetry can give back. But these houses also have real advantages for a remodel: a compact footprint, a lower level that is easy to reach for plumbing and wiring, and a natural place to set up a temporary kitchen while the work happens.

This is how we approach planning a kitchen in a Bellevue split-level or split-entry home, in roughly the order the decisions need to be made.

First, Figure Out Which Kind of Split You Have

“Split-level” gets used for several different house types, and the kitchen problems are not identical.

The side split has a single story wing holding the kitchen, dining room and living room, with a two story section beside it: bedrooms a half flight up, a family room a half flight down. The kitchen is usually on the entry level and often shares a wall with the stair to the bedrooms.

The back split looks like a rambler from the street, with the extra levels stepping down toward the back of the lot. The kitchen may look out over a lower level family room or sit directly beside the stair.

The split-entry, sometimes called a bi-level, opens onto a landing between two floors. You walk up a short flight to the kitchen, living and dining rooms, or down a short flight to the lower level. Here the kitchen is typically above a basement or family room and below the roof, which matters a great deal for ventilation and wiring.

Lake Hills, Crossroads, Newport Hills and Eastgate have plenty of all three. Knowing which one you have tells you where the bearing walls are likely to be, what sits above and below the kitchen, and where ducts and pipes can travel.

The Stair Is the Organizing Element

In a single level rambler, you can often lay out a kitchen around a window or a view. In a split-level, the stair decides. It fixes where people enter the kitchen, which wall can hold tall storage, and where the kitchen can open up.

A few patterns come up constantly:

Structure Before Style

Almost every split-level owner asks about removing a wall. The answer depends on framing, and the framing in these houses is less predictable than it looks. The sections of a split-level were built as stacked boxes, and a wall at the junction between them may pick up joists from two sides.

Before any design money is spent on an open plan, it is worth one visit to answer three questions:

  1. Which direction do the ceiling joists and roof framing run over the kitchen?
  2. Does the wall in question carry them, and if so, what carries the wall?
  3. What is running inside it: a plumbing vent, a heating duct, the circuit for the bedrooms?

If a bearing wall is involved, a structural engineer sizes a beam and the City of Bellevue reviews the plans. That adds time and cost, but it also tells you early whether the open concept you are picturing is a realistic budget item. It is far better to learn that before choosing countertops.

Ventilation When There Are Bedrooms Overhead

This is the problem people do not see coming. In a side split, the bedrooms may be stacked partly over the kitchen. In a split-entry, the kitchen is on the top floor but the hood location may fall under a low pitched roof with little attic space. Either way, there is no obvious straight path for a hood duct.

Recirculating hoods are tempting because they avoid the question, but they only filter grease. They put heat and moisture straight back into the room. In a Pacific Northwest house that spends months with the windows closed, that moisture ends up on windows and in the ceiling, and cooking smells linger on the whole upper level.

The better answer is almost always to find a route outside:

Hood size should cover the cooking surface, and ideally extend a little beyond it. Larger, higher capacity hoods can trigger a make-up air requirement, which means a way to bring fresh air back into the house as the hood exhausts it. Residential code generally sets that threshold around 400 CFM. Many households do very well with a well placed hood below that level, and it saves the cost and complexity of a make-up air system. Planning the range location around a workable duct route is often the single best decision in a split-level kitchen.

Electrical: Check the Panel Before Choosing Appliances

Houses built in the late 1950s through the early 1970s were wired for a much lighter electrical load. Many still have 100 amp service. Some from the mid-1960s to the mid-1970s have aluminum branch circuit wiring, which can be safe when properly maintained but needs connectors rated for it and careful handling wherever new devices are added.

A remodeled kitchen typically needs:

That last item drives a lot of decisions. Induction is popular in Bellevue, and for good reason: it is fast, it keeps the kitchen cooler and it removes combustion from the room. But an induction range can need a substantial circuit, and on an older service that may require a load calculation, a panel change or a service upgrade. It belongs in the budget from the start, not after the range has been delivered.

Use the Room Below

Here is one real advantage of a split-level. The lower level is often a family room or basement with a finished ceiling that is easy to open and patch. That gives access to drains, supply lines and wiring runs that would be hidden inside a slab or a closed floor system in another type of house.

It still costs money. Moving a sink into an island means a new drain with correct slope, a vent solution such as an island loop or an air admittance valve where permitted, and a patched ceiling below. But in a split-level it is often possible without cutting into finished floors on the kitchen level, which keeps the price of a relocation more reasonable than it would be elsewhere.

That said, the cheapest plumbing is the plumbing you do not move. If the sink is under the window and the window is where you want to stand, leave it there.

Designing for the View Down

When a split-level kitchen opens toward the stairs or the living room below, the sightline changes from across to down. People standing at the counter see into the lower room, and people on the lower level look up at the underside of the kitchen: the back of the island, the cabinet toe kicks, the edge of the guard.

A few design choices follow from that:

Low Ceilings and Soffits

Many split-level kitchens have ceilings at or just under eight feet, with soffits above the upper cabinets hiding ducts or framing. Removing a soffit is sometimes simple and sometimes impossible, depending on what is inside it. If it holds a duct or plumbing vent, it may be better to rebuild it cleanly and run the cabinets to meet it than to spend money rerouting.

On a low ceiling, cabinets that run fully to the ceiling usually look better than a gap with a dust shelf on top. Flat or slim shaker doors keep the room from feeling heavy. Recessed lighting with slim housings and good under cabinet lighting do more for the room than a large central fixture.

Cabinets, Counters and Where Not to Overspend

Cabinet boxes built from plywood hold screws and resist moisture better than particleboard, and full extension soft close drawers make a small kitchen far more usable. Frameless cabinets give slightly more interior space, which counts in a narrow galley. Inset doors are beautiful and expensive, and in a compact split-level kitchen that money often does more work elsewhere.

If your existing cabinet boxes are solid wood or plywood, square and in good condition, and the layout is basically right, refacing them with new doors, drawer fronts and hardware can cost well under half of replacement. That is worth pricing before assuming new cabinets.

For counters, quartz is the low maintenance default. Granite and quartzite suit people who like natural variation and do not mind occasional sealing. Porcelain slab is thin, very hard and heat resistant. Butcher block is warm and repairable but needs oiling and care near the sink. In a kitchen that looks down into a living room, a counter with less busy veining tends to sit more quietly in the larger space.

The Order of the Work

A split-level kitchen remodel with a wall removal usually runs in this sequence:

  1. Measure, framing check, design options and budget.
  2. Engineer’s drawings if a bearing wall is involved, then permit submission.
  3. Cabinet order, so the long lead item is moving before demolition.
  4. Temporary kitchen set up, often on the lower level near the laundry sink.
  5. Demolition and any structural work, with the beam and posts installed.
  6. Rough plumbing, electrical and duct routing, followed by inspection.
  7. Insulation where exterior walls are open, drywall and ceiling patching.
  8. Flooring, then cabinet installation, checked for level.
  9. Countertop templating, fabrication and installation.
  10. Backsplash, fixtures, appliances, trim and final inspection.

The gaps between steps are where schedules stretch. Cabinets commonly take weeks to arrive, and stone slabs cannot be templated until the cabinets are set, so waiting for counters is a normal part of the timeline rather than a delay.

Living Without a Kitchen

Plan for it realistically. For a remodel inside the existing walls, expect roughly eight to twelve weeks from demolition to a working kitchen, and more when structural work or long lead cabinets are involved. Split-level households have an easier time than most because the lower level is a separate zone with its own access. A folding table, a microwave, an induction hot plate on an appropriate circuit, the refrigerator moved downstairs and the laundry sink for washing up will cover most daily meals.
